To all our current and potential clients, we hope you and yours are in good health. Given the current state of our economy and the fight against the COVID-19 virus, many are under significant amounts of stress. Cotton Bledsoe is committed to do its best to help minimize that stress. The Firm is taking significant measures to protect the health of its personnel and many are now working remotely – this includes our attorneys, paralegals and legal secretaries. Our remote capabilities give us access to our systems and we are able to do everything for you that we could prior to this new (temporary) reality. Where appropriate, we have the ability to conduct most meetings virtually.

We will get through this time together. Thank you for your continued trust and please do not hesitate to contact any of our firm’s attorneys directly or through this website. We appreciate all of you and wish you the best as we navigate these unprecedented challenges together.

Oil and Gas Title Examinations

Title Examinations for Oil and Gas Operators

At Cotton Bledsoe Tighe & Dawson, P.C., we consider the examination of title records and the preparation of well-researched title opinions to be an important foundation of any successful oil or gas venture.

All of our oil and gas title attorneys are trained in the ability to efficiently and effectively prepare oil and gas title opinions for drilling, division orders, financing transactions and acquisitions. From our offices in Midland, Texas, we prepare oil and gas title opinions for onshore properties in Texas and New Mexico. Most of our oil and gas attorneys are certified in Oil, Gas and Mineral Law by the Texas Board of Legal Specialization.

Examination of title records in advance of preparing a title opinion requires our oil and gas lawyers to review public real estate records and work with landmen to determine existing ownership interests in surface rights, mineral rights and oil and gas leasehold rights. Our oil and gas title opinions also provide detailed information on existing encumbrances that could affect the acquisition, financing or development of a property.

Without an accurately researched and properly prepared title opinion, oil and gas operators run the risk of major financial consequences, including unnecessary and costly litigation.
